Most of what we do is residential. Sale's housing stock is a patchwork — older weatherboard in the original grid near Raymond Street, 1960s and 70s brick through Guthridge toward the hospital on Guthridge Parade, lighter brick and timber-frame further north toward Cobains, and a mix of older and newer out toward Fulham and RAAF East Sale. Each era brings its own plumbing, and its own common failures, and we've worked all of them.

A residential call in Sale usually falls into one of a few buckets. There's the slow drain that turns out to be tree roots in a terracotta lateral — common in Guthridge and the original grid, and the reason we carry a high-pressure jetter rather than relying on a cable that just punches a hole for the root to close back over. There's the hot water system that's finally given up — electric storage, gas storage, continuous flow or heat pump — which we can usually repair or replace same day where parts allow. And there's the winter burst, which we isolate at the Gippsland Water meter before anything else.

Older Sale homes and their drains

The weatherboard and early-brick homes around Sale were plumbed on terracotta earthenware drains that are now decades past their design life. Tree roots find the joints, the pipe cracks, and the drain blocks — slowly at first, then all at once. We don't just rod it and leave. We camera the line so you can see whether it's a root mass we can jet and maintain, or a collapsed section that needs digging up and replacing. That's the difference between a drain that lasts the year and one that blocks again next winter.

Newer estates and hot water

Toward Cobains and the newer estates the drains are PVC and the problems shift. The calls we get there are more often hot water — systems out of warranty, tempering valves failing, pressure issues after a mains change — and heat-pump questions from owners weighing a replacement against the Victorian hot-water rebates. Sale homes are on Gippsland Water. The authority owns the water main and the sewer main up to your boundary; everything on your side is yours. When a burst or a blockage happens, the first question is always which side of the meter or boundary it sits on, because that decides whose bill it is.
